Panacorp Ltd is developing a shopping and night centre in Yorkshire area. At the moment the project is called SNC, but it will be called in different way when it will be full completed. We are looking for the right site to build it or to redevelop an existing building. Please, note that this is not a selling of Panacorp's shares, but by funding this project you will get the right proportion of the 20% of the company equity that will build and own the SNC property, under the terms of this project description.
The project impact is to create a shopping and night centre opened from 9 am to midnight as a standard shopping centre with retail spaces for electronics, leisure, living and home, food and clothing, and opened from 5 pm to 3 am for pubs, clubs, food and restaurants. Also, into SNC will be crate a 4 starts hotel with around 40 rooms. The SNC will be formed with 30 stores plus the hotel, spread out over 12000 square metres and a parking with more 500 car spaces. The goal is to fund this first step of seed investment to get the full completed project and start it. After that, the second step will be to funding by debit the rest of fund needed. If SNC will be created in an existing building, the debit will be around from 5 to 15 millions pound, payable back over 10 years. If SNC will be created in a new building, we will need 65 millions pound, which will be obtained part by debit and part by selling the equity.
The SNC will get revenues from renting of the retail spaces from the hotel and the parking, and also from advertising inside and outside the building.
This first investment budget will be used to: incorporate the company; initial working capital for the team (engineer and architect); Complete the project; authorizations costs; contractual costs to get the site and the stores; initial construction costs.
